Peterson AFB housing comes down to three honest choices: on base with Tierra Vista, renting near Peterson Space Force Base while you figure out Colorado Springs, or buying in a community like Cimarron Hills, Springs Ranch, Peyton, or Monument. If you are PCSing to Peterson Space Force Base in 2026, your Colorado Springs BAH is $2,358 a month as an E-5 with dependents and $2,595 as an O-3 with dependents, and the Pikes Peak market has finally slowed down enough to give you time to choose. Here is what each option actually costs, what the commute really looks like, and what I would do if it were my orders.
Peterson AFB housing guide for 2026 covering Colorado Springs, Monument, and Peyton, from Monument realtor Karie McLain.
I came to real estate from the mortgage side. I spent years as a mortgage fraud investigator and a loan underwriter before I ever showed a house, so I read a move the way I used to read a file: what is the number, what is behind the number, and what does it mean for you.
What Peterson AFB housing costs in 2026
Peterson Space Force Base sits in the Colorado Springs Military Housing Area, which it shares with Fort Carson, Schriever Space Force Base, and the Air Force Academy. Every address in that area gets the same rate for your pay grade. Your zip code does not change it.
The 2026 rates, effective January 1:
| Pay grade | With dependents | Without dependents |
|---|---|---|
| E-4 | $2,160 | $1,689 |
| E-5 | $2,358 | $1,860 |
| E-6 | $2,433 | $1,980 |
| E-7 | $2,487 | $2,166 |
| O-3 | $2,595 | $2,397 |
| O-4 | $2,778 | $2,484 |
Two things nobody tells you at the briefing.
First, Colorado Springs BAH barely moved this year. The E-5 with dependents rate went up $18, about 0.8 percent, while the national average increase was 4.2 percent, and a few pay grades actually came down. Individual rate protection keeps people already here at their higher rate. The lower number applies to anyone arriving in 2026. That is you.
Second, HUD puts two bedroom fair market rent across this area at a median of $1,740, with a range of roughly $1,605 to $2,142. So an E-5 with dependents has real room between BAH and a two bedroom. That gap is the whole decision.
On base at Peterson: Tierra Vista and the waitlist
Family housing at Peterson is privatized. Tierra Vista Communities owns and manages it, roughly 669 homes in two, three, and four bedroom single family homes, duplexes, and townhomes.
Rent equals your BAH. Utilities are included because the homes are not individually metered, so gas and electric are covered up to your full allowance. You sign a one year lease with a military clause and pay through an allotment.
Here is what that means for you. On base is the simplest and most predictable option, and you give up any chance to build equity while you are here. If you are on a short tour and you want zero friction, it is a reasonable choice.
The thing to act on immediately: call Tierra Vista the day your orders drop, not the week you arrive. The waitlist runs long through PCS season, roughly May through August, and the difference between calling early and calling late is often two months of paying for temporary housing. The Welcome Home Center is at 650 McChord Street. The base Military Housing Office is in the same building at 719 556 4777, and they will also give you the current off limits list before you sign any lease off base.
Unaccompanied housing at Peterson is four buildings and 404 rooms, for E-1 through E-3 and E-4 with less than three years of service.
Apartments near Peterson AFB: rent first or buy now?
This is the single most common search I see from people headed to Peterson, and I understand why. Renting is the safe default when you are moving sight unseen.
My honest answer: rent first if you have any doubt about where you want to land, and buy if you already know the area or your tour is long enough to make it pencil.
The case for renting a year is that you get to drive the commute in February snow instead of on a Google map, and you avoid buying a house in week two of the most stressful month of your year.
The case for buying now is that your BAH is a fixed payment that is not taxed federally, and right now it lands above the seventy fifth percentile of two bedroom rent in this area. A VA loan needs no down payment and carries no monthly mortgage insurance. And the market has shifted enough that a prepared buyer has actual leverage, which has not been true here in years.
If you rent, insist on a military clause in the lease. It lets you out without penalty on orders. Get it in writing, every time.

Where to live near Peterson Space Force Base
Peterson sits on the east side of Colorado Springs, near the airport, off Powers Boulevard. That geography drives everything.
Cimarron Hills and the 80915 and 80916 corridor. The closest you can live to the gate, usually ten to fifteen minutes. This is also the most attainable part of the metro, with typical home values around $380,936 in 80915 and $357,349 in 80916. Older housing stock, smaller lots, and the shortest drive in the region. If your priority is time back in your day and a payment well under BAH, start here.
Springs Ranch and the 80922 area. Newer construction, a bit more space, typical values around $450,562. Still a short commute up Powers. This is where a lot of people land when they want something built after 1990 without leaving the east side.
Fountain, Security, and Widefield, south along I-25. Traditionally a Fort Carson audience, but very workable for Peterson and generally the most house for the money in the metro. Budget a longer drive and check it during a weekday morning before you commit.
Peyton and the Falcon corridor, east on Highway 24. This is where you go if you want land. Acreage, outbuildings, room for animals, big skies. Values east toward Black Forest in 80908 run around $678,463 for the acreage properties. The drive to Peterson is genuinely reasonable from the Falcon side, and it is the closest thing to a rural life with an easy shot to the gate. If you have been dreaming about property, Peyton is usually where that dream is actually affordable.
Monument, Palmer Lake, and Northern Colorado Springs. I live in Monument, so I will be straight with you about the tradeoff. Typical values in 80132 sit around $753,563 and the Gleneagle and Flying Horse corridor in 80921 runs about $716,914. The drive to Peterson is real, roughly forty minutes on a decent day and longer when I-25 is slow. People who choose Monument for a Peterson tour are doing it for the setting, the lot sizes, and the Tri Lakes life, and they are accepting the commute on purpose. If your household has a second commuter heading to the Air Force Academy or north toward Denver, Monument makes a lot more sense. If you are the only driver, be honest with yourself about forty minutes each way for three years.

The Pikes Peak market in plain numbers right now
August 2026 numbers from the Pikes Peak Association of Realtors:
- 3,218 active listings, up 7 percent from a year ago
- 812 homes sold, down 5 percent from a year ago
- $560,915 average sale price across the region
- 46 days average time on market, against 40 days last August
Seller concessions have become close to standard. Rate buydowns, help with closing costs, lease buyouts. That is not a crash, it is a market where sellers have to earn the sale and buyers have room to ask.
Here is what that means for you. Arriving on orders this fall or winter puts you in the slowest stretch of the year in a market that is already soft. You can tour, compare, sleep on it, and write an offer with inspection protections intact. That is the opposite of what your friends who PCS'd here in 2022 experienced.

What I tell every family PCSing to Peterson before they sign anything
Get fully underwritten, not just pre qualified. A pre qualification is a guess with a letterhead. A full underwriting approval, especially on a VA loan, makes your offer stronger and your closing far less likely to wobble when you are already mid move.
Know where VA loans actually snag. No down payment and no monthly mortgage insurance are powerful. Appraisal timelines and certain property conditions are where these transactions get delayed. I have underwritten these files, so we plan around it before it becomes a problem.
Do not waive the inspection because you are far away. In this market you do not have to. I will be your eyes on the ground, at the inspection, at the walkthrough, sending you video of the things listing photos never show.
Budget for a Colorado winter you have not had before. Snow load, radiant heat, a driveway that faces north and never sees sun in January. These details separate a house that works here from one that fights you.
Peterson AFB housing questions I get every week
How far is Peterson AFB from Monument, Colorado? Roughly forty minutes each way in normal conditions, longer in weather or heavy I-25 traffic. It is a real commute, and plenty of people make it on purpose for the lot sizes and the Tri Lakes setting. Drive it once at your actual report time before you decide.
Is it cheaper to live on base or off base at Peterson? On base, your rent equals your BAH with utilities included, so your housing cost is exactly your allowance, no more and no less. Off base in the east side neighborhoods, a payment or a rent under your BAH is very achievable, which means you keep the difference. Off base carries more variables and more upside.
What is the 2026 BAH for Peterson Space Force Base? Peterson uses the Colorado Springs Military Housing Area rate. For 2026 that is $2,358 a month for an E-5 with dependents, $2,433 for E-6, $2,487 for E-7, and $2,595 for an O-3 with dependents. Peterson, Schriever, Fort Carson, and the Air Force Academy all receive the same rate.
Can I buy a home in Colorado Springs before I arrive? Yes, and I do this regularly with families who are still overseas or still at their losing base. It requires a full underwriting approval up front, video walkthroughs, an inspection you actually read, and an agent who will tell you when a house is wrong. It works when the process is disciplined.
Which neighborhoods are closest to the Peterson gate? Cimarron Hills and the surrounding 80915 and 80916 areas are the closest, usually ten to fifteen minutes. Springs Ranch and the 80922 area are next.
How long is the Tierra Vista waitlist at Peterson? It runs several months during PCS season, roughly May through August. Call the day your orders drop rather than waiting until you arrive.
Does the altitude take getting used to? Colorado Springs sits around 6,035 feet, Peterson is close to 6,200, and Monument is higher at roughly 6,960. If you are coming from sea level, expect to feel it for the first week or two. More water, less alcohol, easier workouts than you think you need. It passes, and it is worth planning your move week around rather than being surprised by it.
Does Peterson have a school liaison I can call? Yes. The base Student Liaison Officer is at 719 556 6141 and can walk you through the district options for your address. I always send relocating families there directly rather than giving my own opinion.
Let's talk before you sign anything
I am Karie McLain, a top producing real estate agent living in Monument and working across Colorado Springs, Peyton, Palmer Lake, and Larkspur. Before real estate I was a mortgage fraud investigator and a mortgage loan underwriter, which means there is very little in a transaction I have not already seen behind the scenes.
A PCS to Peterson does not have to be the stressful part of your year. My whole job, start to finish, is making a move from a distance feel handled, whether that ends with you on base, in Cimarron Hills, on a few acres in Peyton, or up here in Monument with me.
If you have orders to Peterson Space Force Base, comment MONUMENT or send me a message and I will walk you through your options before anyone asks you to sign something.
Warm Regards, Karie
