Sanctuary Pointe in Monument, Colorado: A Local Realtor's Guide to Homes, Builders and Living Here

Sanctuary Pointe in Monument, Colorado: A Local Realtor’s Guide to Homes, Builders and Living Here

Sanctuary Pointe in Monument, Colorado is a master planned neighborhood of about 460 acres at the top of Baptist Road, east of Interstate 25, on the western edge of the Black Forest. It pairs newer construction from Classic Homes, Vantage Homes and Saddletree Homes with ponderosa pines, a community trail system and quick access to both Monument and Northern Colorado Springs. If you are weighing Sanctuary Pointe against other Monument neighborhoods, this guide walks through what I tell my own clients, start to finish.

I live in Monument, and Sanctuary Pointe comes up in almost every conversation I have with buyers who want trees, newer homes and a short drive to Interstate 25. Here is what that means for you.

Where Sanctuary Pointe Is in Monument

Sanctuary Pointe sits at the top of Baptist Road, east of Interstate 25, right where Monument meets the Black Forest. That location is the whole appeal. You get a wooded setting that feels tucked away, but you are minutes from the Baptist Road shopping corridor and the interstate.

A few reference points my clients find useful:

Who Built Sanctuary Pointe

Sanctuary Pointe was developed by Classic Companies, a Colorado firm founded in 1989 that has built more than 11,000 homes in El Paso County. When the first phase was released, it included 85 single family homesites on about 141 acres, split among three builders:

Homesites in that first release ranged from about 8,400 square feet to one half acre. Classic Homes also built a collection of ranch style paired patio homes here (the Legends Collection), where the HOA handles snow removal, trash, and exterior building, roof and yard maintenance. That option is a quiet favorite with buyers who want a newer home in Monument without a weekend of yard work.

What the Homes Look Like

Expect mountain craftsman, prairie and contemporary ranch exteriors, often finished in stone and stucco. Inside, the common threads are open main levels, large windows, finished basements, oversized garages and covered decks that face the trees.

Because three builders worked here, floor plans and finish levels vary more than they would in a single builder subdivision. That is a good thing for buyers, but it means two homes on the same street can be priced very differently for reasons that are not obvious from the listing photos.

What Homes in Sanctuary Pointe Cost

In a mid October 2026 snapshot of public listings, 16 homes in Sanctuary Pointe were on the market, ranging from $699,500 to $1,370,000, with four to six bedrooms and roughly 2,400 to 5,000 square feet. Treat that as a snapshot, not a rule. Inventory in a neighborhood this size moves week to week, and the right comparison depends on builder, lot, tree cover and how the basement is finished.

Before I was a Colorado Springs realtor (which I never planned on becoming), I was a mortgage fraud investigator and a loan underwriter. I still read a pricing file the way I read a loan file: line by line. In Sanctuary Pointe that means comparing builder to builder, not just square foot to square foot.

Living in Sanctuary Pointe: Trails, Trees and the Metro District

Trails and parks. Sanctuary Pointe has its own community trail system, designed to connect to the regional trail network. Sanctuary Pointe Park hosts neighborhood events through the HOA, and Fox Run Regional Park is a short drive away.

Trees and wildfire planning. The community was planned as a forest management area using Firewise standards. If you buy on a heavily treed lot, ask about defensible space and get an insurance quote early in your contract period, not at the end.

Water and the metro district. Water and wastewater service comes through Triview Metropolitan District, which serves this part of Monument east of Interstate 25. Metro district fees show up on your property tax bill, so I always pull the actual tax history for the specific address before my clients write an offer.

HOA. There is an HOA covering common areas and design standards. Read the covenants before you fall in love with a lot, especially if you are planning a fence, a shed or a future addition.

Schools. Sanctuary Pointe is generally served by Lewis Palmer School District 38. Boundaries can shift and assignment depends on the exact address, so confirm directly with the district for any home you are considering.

Sanctuary Pointe vs. Other Monument Neighborhoods

Buyers usually compare Sanctuary Pointe with three other Monument options:

Sanctuary Pointe lands in the middle: newer than Woodmoor, more wooded than most new construction, and far less upkeep than acreage. If you want my full breakdown, start with my guide to the Top Neighborhoods in Monument, Colorado and my take on Monument new construction vs resale homes.
