Why people are moving to Monument

Monument gives you room to breathe without cutting you off. You get pine forest, big skies and Pikes Peak views, and you are still about 5 miles from the Air Force Academy and a short drive to Colorado Springs. The town has grown fast, from about 5,500 residents in 2010 to roughly 13,800 today.

Monument is part of the Tri-Lakes area, named for Monument Lake, Palmer Lake and Lake Woodmoor. Locals love the New Santa Fe Regional Trail, which runs about 17 miles from Palmer Lake through Monument and the Academy, the short hike up Mount Herman, Fox Run Regional Park and the Historic Downtown.

A little history

Homesteaders arrived in 1865, and Monument became a stop on the Rio Grande railroad in 1872. The town was incorporated in 1879 as Henry’s Station, named for settler Henry Limbach, and was renamed a few years later for Monument Creek and Monument Rock. Limbach Park downtown still carries his name.

Schools

Most of Monument is in Lewis-Palmer School District 38, which serves about 6,300 students and includes Lewis-Palmer High School and Palmer Ridge High School. Monument Academy is a K through 12 charter school, and part of the area is served by Academy District 20. I confirm the assigned schools for every address with the district before you write an offer.

Water and sewer by neighborhood

Monument is unusual in how many water providers serve it, and it affects your costs:

I confirm the provider and any metro district levy for every home so you know the true monthly cost.

The Monument market in 2026

The median closed price in 80132 was about $755,000 over the six months ending November 2026, with the middle half of sales between about $600,000 and $955,000. About 130 homes were for sale in early November, up from September, which points to a more balanced market with room for buyers to negotiate and rewards for sellers who price and prepare well.

Weather on the Palmer Divide

At about 7,000 feet on the Palmer Divide, Monument gets more snow and wind than Colorado Springs. Snow usually melts quickly, but a good driveway, a capable vehicle and a plan for Monument Hill on I-25 make winter easy.

The one thing most buyers miss

Wells, septic and wildfire. Many Monument homes on larger lots run on private wells and septic and sit in forested areas. I schedule a well flow test, a septic inspection and early insurance quotes, and fold the results into your negotiation.
