Why people love Woodmoor
Woodmoor feels like a mountain neighborhood without the mountain drive. Homes sit among tall ponderosa pines, many on generous lots, about a mile and a half east of central Monument with shopping and I-25 minutes away. Buyers come for the trees, privacy, Lake Woodmoor, the country club and Lewis-Palmer District 38 schools, and buyers relocating for the Air Force Academy like the short drive to the north gate.
The Woodmoor Improvement Association
The Woodmoor Improvement Association (WIA) is a covenant controlled association run by a nine member elected volunteer board. It handles architectural control and covenant enforcement, manages about 156 acres of common areas for hiking and fishing, and offers Firewise forestry evaluations and grant help. Board and annual meetings are held at The Barn on Woodmoor Drive. Some neighborhoods within Woodmoor, like The Cove and The Dunes, and several townhome areas also have their own associations. Before you buy, I make sure you have the covenants and know what needs architectural approval.
Woodmoor Public Safety
Woodmoor is one of the few communities in the region with its own 24/7 patrol. Woodmoor Public Safety provides neighborhood patrols, vacation home checks and traffic control for the community.
Water, sewer and Lake Woodmoor
Much of Woodmoor is served by Woodmoor Water and Sanitation District No. 1, which also manages Lake Woodmoor and its dam. Some homes run on private wells and septic, so I confirm the provider for every address and order the right inspections early.
Schools
Woodmoor is in Lewis-Palmer School District 38. Lewis-Palmer Elementary, Lewis-Palmer Middle and Palmer Ridge High School are connected to the neighborhood by a Safe Routes to School path. Confirm assigned schools by address with the district.
Covenants and Firewise. Additions, fences, sheds, paint colors and even tree removal can require WIA approval, and wooded lots need ongoing mitigation. I review covenants, pending approvals and the home’s defensible space before you commit, and start insurance quotes early.
