Monument, Colorado Real Estate Market Update: What Summer 2026 Means for Monument and Colorado Springs Buyers and Sellers

Monument, Colorado Real Estate Market Update: What Summer 2026 Means for Monument and Colorado Springs Buyers and Sellers

If you're searching for a top realtor in Monument or a straight-talking Colorado Springs realtor this summer, here's the honest read on where our market actually sits. The Monument, Colorado real estate market in mid-2026 is calmer and more balanced than it has been in years, median prices are holding near $700,000, homes are taking longer to sell, and buyers finally have a little room to breathe. Colorado Springs is doing its own thing one exit south, with a median closer to $482,000 and homes moving in under three weeks. Whether you're a move-up buyer in Monument, relocating to the Pikes Peak region for USAFA, or a seller wondering if you missed the window, this is what I'm seeing behind the scenes, measured, not hyped.

I spent years as a mortgage fraud investigator and underwriter before I ever held a lockbox key, so I read a market the way I used to read a loan file: I want the numbers to tell the truth, not the headline. Here's what the numbers are saying.

Monument Home Prices Are Holding, Not Crashing, Not Soaring

Let's start with the question everyone in Monument is actually asking: did I miss it?

No. The Monument market didn't fall off a cliff, and it didn't keep climbing either. It leveled off, which is exactly what a healthy market is supposed to do after several frantic years.

Depending on which source you read, Monument's median sits somewhere between roughly $624,000 (Redfin's median sale price last month) and about $700,000 (the rolling 30-day median), with Zillow pegging the typical home value around $771,000. That spread isn't a contradiction, it's the nature of a luxury-leaning market where a handful of high-end sales pull the average around. Average list prices in and around Monument have been running near $890,000, which tells you how much of our inventory sits at the upper end.

Here's what that means for you. Year-over-year, Monument prices are essentially flat to slightly down, Redfin shows the median off about 7.8% from a year ago, while Zillow shows values up a hair. Translation: we've returned to normal appreciation, not the double-digit jumps of the pandemic years. If you bought in Monument three or four years ago, you're still sitting on real equity. If you're buying now, you're not overpaying into a frenzy.

Inventory Is Up, So Buyers Finally Have Choices

This is the biggest shift, and it's good news on both sides of the transaction.

Active inventory around Monument has climbed to roughly 200 to 300 homes, depending on how wide you draw the boundary. Earlier this year, active listings were up nearly 8% year-over-year, and across the broader Colorado Springs market, active listings jumped more than 27% compared to last spring. We're still sitting below the typical inventory levels of 2017 to 2019, so this isn't a glut. It's a thaw.

For buyers in Monument, Palmer Lake, and Larkspur, that means you can actually tour a few homes before writing an offer instead of competing against eleven other people sight unseen. For sellers, it means the home down the street is now your competition, and pricing it right out of the gate matters more than it has in years.

Homes Are Taking Longer to Sell, Here's the Real Number

In Monument, days on market are averaging around 90 days right now. That number surprises people, so let me put it in context.

Ninety days doesn't mean homes aren't selling. It means the market has shifted from "list it Thursday, close the bidding Sunday" to a more normal rhythm where a well-priced, well-prepared home sells in a reasonable window and an overpriced one sits. Across the Colorado Springs area this spring, nearly one in five listings took a price cut, about 19.7% of them. That's the market correcting sellers who anchored to last year's numbers.

Colorado Springs proper tells a faster story. Down in the city, the median days on market is under 20, closer to 19 or 20 days, with about a 2.9-month supply of homes. So if you're weighing Monument versus Colorado Springs, understand they're two different speeds: Monument is more deliberate and luxury-weighted, the Springs is quicker and more affordable at a median near $482,000.

What This Means If You're Selling in Monument

If you're selling, this is a pricing market, not a hoping market.

The homes that sell in 30 days instead of 90 are the ones priced to today's comps, professionally prepared, and marketed like the luxury product they are, not the ones priced to what the neighbor got in 2022. As a former underwriter, I'll tell you the same thing I'd tell a file: the number has to be defensible. When I list a home in Monument or Northern Colorado Springs, we start with the data, we stage and photograph it to an elevated standard, and we price it where it will actually transact. That's how you net more, even in a slower market.

What This Means If You're Buying, Including USAFA Relocations

For buyers, summer 2026 is the most workable Monument market we've had in a while.

You have inventory. You have time to inspect and think. And you have negotiating room you simply didn't have two years ago, seller concessions, repairs, and rate buydowns are back on the table. If you're relocating to the Air Force Academy or moving for a posting at Peterson or Schriever, that breathing room matters, because you're often house-hunting on a compressed timeline from a distance. I handle a lot of USAFA relocations, and the rhythm of a military move, the inspection windows, the appraisal timing, the "we need to close before report-no-later-than" math, is exactly the kind of thing my background was built for.

Peyton and the eastern plains remain the value play if you want acreage and more square footage per dollar, while Palmer Lake and Larkspur offer that small-town Front Range feel just north of Monument. Each one prices and moves a little differently, and that's the whole point of working with someone who lives here.

The Bottom Line on the Monument and Colorado Springs Market

Here's my measured take. The Monument, Colorado real estate market in summer 2026 is balanced, prices steady near $700,000, inventory up, homes taking around 90 days, and real negotiating room for buyers. Colorado Springs is faster and more affordable at a median near $482,000 with homes moving in under three weeks. Neither market is crashing. Neither is on fire. Both reward people who know the numbers and move with intention.

That's the kind of market I love, because it rewards strategy over luck, and strategy is what I do.
